LENDMARK - First climate active mixed-use townhouse in the historic protected center of Graz accordi
The building situated along a closed row of historic townhouses from the beginning of the 20th century continues and reinterprets the historic elements in a modern, contemporary way.
All used materials can be recycled, or come from recycled or partly recycled materials.
The open floor plans guarantee maximum flexability for multiple-use. No major construction or altering is necessary, thus very economic in the life cycle.
Heating and Cooling is working via concrete activated floors and ceiling through earth geothermal deep drilling in combination with photovoltaic panels. Almost 100% independency is achieved.
The human being is the central focus. Lots of natural light and organic materials provide a healthy indoor climate. A naturally lit staircase has fitness equipment installed in order to enhance the use of the staircase and do some work out in the different levels.
Also the renting contract is animating the renters to complete the program of sustainability.
The mobility concept offers e-cars in the ground level, open for the use for everybody.
The building is completely digitalized and can be controlled via smartphone - no more keys, no switches
The air quality is automatically controlled and gives a pushup call to open the window.
Besides the aspect of sustainability the project includes a high level of development and willingness to experiment. The challenge was to create a maximum of sustainability using the minimum of ground in the very center of the city and set a national sign for future generations of building.
